AI & Disclaimer

Effective October 28, 2026 · RepairLetter is operated by R3 Consulting, LLC

Plain-English limits of what RepairLetter does, so everyone knows where the AI stops and your judgment starts.

1. The AI drafts, you decide

RepairLetter uses artificial intelligence to read inspection reports and draft findings, summaries, and repair requests. Every draft must be reviewed by you before anyone else sees it. Nothing is sent to a buyer, seller, or other party by RepairLetter.

2. Not a home inspection

RepairLetter summarizes the inspection report you upload. It does not inspect the property, and it cannot find problems the inspector did not report. Always refer to the full inspection report for complete details.

3. AI can make mistakes

AI output may miss items, misread the report, assign the wrong severity, or word things imperfectly. Each finding links to its page in the original report so you can check it. Items marked as unverified need extra attention.

4. Cost estimates

Cost ranges are rough, national-level estimates for planning only. They are not quotes, do not reflect local prices, and should not be relied on for negotiations without contractor quotes.

5. No legal or purchase advice

RepairLetter does not give legal, financial, or real estate advice, and never tells anyone whether to buy a property. Repair requests are drafts and are not state-approved contract forms. Use the forms and guidance required by your state, brokerage, or attorney.
